(HAR MLS), “Sold” (status code “S”) means the listing has funded and closed—i.e., the transaction is actually closed, and the property is no longer for sale. HAR’s rules also note that closed sales must be reported to the MLS and the listing should not be switched to Sold before the actual closing
On Houston REALTORS® Information Service, Inc. (HAR MLS), “Active” (status code “A”) means the listing is currently on-market under a valid, signed listing agreement and available for showings. A listing should not be marked Active if there’s any signed purchase contract or lease contract (contingency or not).
